The property comprises a warehouse facility with ancillary offices of approximately 2,938.30 sq m (31,628 sq ft).  The premises comprise a modern warehouse for mineral and paper storage fronted by administrative offices on three floors and with appropriate staff facilities.

The buildings are located approximately centrally on the site and comprise high bay single storey warehousing facilities to the north parts, whilst smaller ancillary office accommodation are attached to the south.  The premises were originally constructed around 1999.

The warehouse accommodation is of a fairly standard type of construction and comprises a ground bearing floor slab with steel portal frame structure with plastic coated metal faced insulated cladding to walls and roofs at low level protected by an inner skin of blockwork and perforated by electrically operated sectional overhead loading doors and powder aluminium frame windows and metal faced personnel doors.
