The property comprises three dwellings including Boat Farmhouse plus two semi-detached dwellings, Heron Cottage and Otter Cottage. Additionally there are a number of agricultural outbuildings. In total the site extends to approximately 6,5 hectares (16.2 acres) of which approximately 13 acres is agricultural land.

Boat Farmhouse is a detached two storey four bedroom dwelling of stone construction set within a private residential garden benefitting from river views. Heron Cottage and Otter Cottage are both two storey dwellings and are operated as holiday lets. Externally they each benefit from a south facing walled patio area. We understand that the cottages are currently let out either on a weekly basis or for long weekends and it is understood that both cottages are let out for c.£550 per week at peak times of the year.

Ubicación

Bellingham lies approximately 34 miles north west of Newcastle upon Tyne and approximately 17 miles north of Hexham and can be accessed via the A68. The village benefits from a number of amenities including local shops, cafes, public houses and guest houses as well as a primary and middle school. Rail services can be found at Hexham railway station and bus services are available between Bellingham and Hexham.

The property lies in a rural area approximately one mile south east of Bellingham and is accessed from Boat Road on the northern bank of the River North Tyne.
