  • The plot division has not been completed due to the unfished works such us sidewalks, last layer of road surface etc.
  • We are informed that for the specific under division plots, due to the advanced stage of completion and the absence of health and safety issues, it is acceptable to submit a building permit application for each subdivided plot, provided that a prior planning permit has already been obtained, without restrictions on what the planning zone dictates. However, to address division deficiencies and restore the property to its projected state in the future, two conditions are imposed when issuing the building permit for each under division plots:
    1. An appropriate sewage system must be installed, operating with a septic and absorption pit, with a provision for future connection to a sewer system (est. €2,400).
    2. Each applicant must pay an additional amount, varying based on plot area from €8,500 to €10,000, beyond the development licensing fees, prior to the issuance of the building permit.
  • Upon completion of the development on the under-division plot and issuance of the Certificate of Approval for the building, a Certificate of Approval is also issued for the plot, enabling the issuance of a separate title for each plot.

  • The properties are located in in Engomi Municipality, Nicosia district, under Land Reg. No. 0/11394.
  • The plots are located approximately 40m from B9 motorway and approximately 75 meters northeast of Archangelos round about. The assets abut Agias Annis street at southeast and public green area at the northwest part, with a total frontage of approximately 60m.
  • The immediate area of the properties is mainly characterized by houses, apartment blocks and plots.
