Prime West London office building to go under the hammer at BidX1 auction

London, 27th January 2023The Garment Building in Chiswick, a freehold warehouse-style building providing Grade A office space, will be offered at a bespoke BidX1 auction on 1st March.

Originally a clothing factory, the three-storey building located just off Chiswick High Road was constructed in the 1970s and later converted to office accommodation. Following a £2.5m refurbishment in 2017 and further fit-out undertaken by former occupier Regus in 2018, the building currently offers bright, warehouse-style interiors which are in use as fully serviced offices.

The property extends to approximately 1,615.72 sq m (17,392 sq ft) over ground, first and second floors and is currently operating at a 30% occupancy rate, generating a monthly gross income of £30,000. Amenities include a café, showers, passenger lift, bicycle storage and PV roof panels which provide electricity to the building.

Externally there are 24 car parking spaces and the total site area extends to approximately 0.13 hectares (0.33 acres).

Simon Bailey, Director at BidX1 UK, commented: “The Garment Building offers an immediate income stream, as well as providing asset management opportunities for the buyer to maximise the income profile by letting the vacant space.

“There is also potential for further development on a 0.04-acre site to the front of the property, as well as a conversion of the existing building to residential, student accommodation or medical use, subject to obtaining the necessary consents.”

BidX1 has listed The Garment Building with a guide price of £7,500,000 - £8,000,000
