Location

Swansea is the second largest city in Wales and lies approximately 42 miles north west of Cardiff. The M4 motorway runs to the north of the city, which can be accessed via junctions 44 to 47 and the A483 dual acrriageway links the city centre with the M4 at junction 42 to the east and junction 47 to the north west. Swansea railway station provides regional rail links as well as regular direct services to Cardiff, Bristol and London Paddington. Additionally numerous bus routes serve the area.

The Copper Quarter lies approximately 2 miles north of the city centre on the east bank of the River Tawe close to the Swansea.com stadium, the Morfa Retail Park and Morrisons. The property lies on the west side of Phoebe Road opposite Ffordd Donaldson in a predominantly residential location.

Planning

Detailed planning consent was granted on 21/09/2018 for the conversion of the former Smelting Shed to 12 apartments including the insertion of a new first and part second floor with external alterations and car parking by way of orignal planning consent 2017/2646/FUL.

Listed Building consent was granted on 21/09/2018 for the same development by way of Listed Building application 2017/2647/LBC.

The above consents were extended to run for a further period of 5 years from 03/11/2023 (valid until November 2028) by application 2023/1514/S19 with an additonal amendment to increase the car parking provision to 22 spaces by application 2024/0116/S73.

  6. Please note that Lots may be sold or withdrawn prior to auction.
  7. All Lots sold “Subject to Vendor Confirmation” will be subject to acceptance and confirmation by the Vendor. The highest bid will be presented to the Vendor, the Vendor will have to either accept, decline or make a counteroffer, within the confirmation period. Should the Vendor decide to make a counteroffer, then a private link will be sent to the Highest Bidder advising of the offer the Vendor is willing to accept. The Highest Bidder will be obliged to accept or reject the Vendor's counteroffer. The Vendor reserves the ultimate right, apart from the auctioneer, to accept and to decline to sell to the highest or any bidder, without giving any reasons.
  8.
