A large roughly rectangular shaped site totalling about 1.831 hectares (4.5 acres), that has had work commenced on the site including the building of brick walls splitting some of the the plots. The area is mainly cleared and has services to the site, but will require connecting.

Showman's Business Park - Travelling showpeople require a permanent base where they can store, maintain and repair their equipment and where they can station their caravans, when they are not travelling for the purpose of their business.

Travelling showpeople are defined as Members of a group organised for the purposes of holding fairs, circuses or shows (whether or not travelling together as such).

This includes people who have ceased to travel temporarily, on the grounds of their families or dependent's more localised pattern of trading, educational or health needs or old age; however this excludes Gypsies and Travellers.

Although their work is of a mobile nature, showpeople nevertheless require secure, permanent bases for the storage and repair of their equipment and places to live when not on the road. In recent years many showpeople have had to leave traditional sites, which have been displaced by other forms of development.

Many showpeople are members of the Showmen's Guild of Great Britain and are required by the Guild to follow a strict code of practice regulating the use of their sites. Membership of the Guild provides showpeople with exemption from the site licensing requirements of the Caravan Sites and Control of Development Act 1960 when they are travelling for the purpose of their business, or where they only occupy quarters for a period between the beginning of October and the following March.

Showpeople's sites do not neatly fit into any definition of any one land use category.

The sites combine a residential use (siting of their mobile caravans) with a commercial use, attained by storing and maintaining fairground equipment.

Showpeople require a pitch to contain an area for the siting of mobile homes, caravans and parking, a recreational area, storage and maintenance area and associated drainage and refuse facilities.


Pinxton is a village and civil parish in Derbyshire on the western boundary of Nottinghamshire, just south of the Pinxton Interchange at Junction 28 of the M1 motorway where the A38 road meets the M1. Pinxton is part of the Bolsover District and at the 2021 Census had a population of 5,652 (Source Wikipedia).

The site is located on the east side of Beaufit Lane, opposite Plymouth Avenue and Strata Products Ltd, in a mainly commercial area.

  1. The reserve price is the minimum price at which the property can be sold at auction.
  2. Where a guide price (or range of prices) is given, that guide is the minimum price at which, or range of prices within which, the seller may be prepared to sell on the date on which the guide price, or range of prices, is published. The sale price, whether prior to or at the auction, can be above or below the guide price depending upon market activity. BidX1 and the seller accept no responsibility for any losses, costs or damages incurred by a buyer as a result of relying on any guide price.   7. All Lots sold “Subject to Vendor Confirmation” will be subject to acceptance and confirmation by the Vendor. The highest bid will be presented to the Vendor, the Vendor will have to either accept, decline or make a counteroffer, within the confirmation period. Should the Vendor decide to make a counteroffer, then a private link will be sent to the Highest Bidder advising of the offer the Vendor is willing to accept. The Highest Bidder will be obliged to accept or reject the Vendor's counteroffer. The Vendor reserves the ultimate right, apart from the auctioneer, to accept and to decline to sell to the highest or any bidder, without giving any reasons.
  8.
