The property started its life as a Victorian workhouse, before being converted into a hospital and clinic. The property was closed circa 6 years ago 

The property occupies a number of low rise buildings, laid out in a large grid patten to capture the maximum natural light from all sides.

The main building fronts the road with a stone block front elevation and is laid out predominantly over ground and first floors with a small second floor, beneath a pitched roof. This block then extends deeply back into the site with a further block crossing at mid point. 

There are in addition a detached building close to the front of the site and at the rear a large boiler house with tall chimney.

There are open spaces all around the walled site with parking areas. 

The interior of the buildings have been vandalised and the property is in a poor state of repair, however damage from water ingress is not extensive.

Location

Pwllheli is a seaside town on the southern tip of beautiful Llyn Penninsula in Gwynedd, North West Wales, with a busy modern marina with 400 berths, several long sandy beaches as well as home to the Welsh National Sailing Academy.

Pwllheli is the centre for tourism on the AONB Llyn peninsula situated upon the western edge of Snowdonia just south of the popular resort of Abersoch. Pwllheli is well as the main market and retail  town of the peninsula, and was granted its charter as a borough in 1355 by Edward, 'the Black Prince. The town has recently benefitted from investment in shops and outlets as well as the Marina and sailing centre which attracts international competitions. 

The town has a population of some 4,100 and benefits from good communications with the A497 south to

Porthmadog and the A499 north to Caernarfon, and connections to the A55 coastal highway to Merseyside and the M6.

The town benefits from a rail station with services across Wales as well as to Birmingham and Shrewsbury.

The property lies upon the western edge of the town centre retail area in a generally residential location, and benefits from a long and prominent frontage to A497 Ala Road, leading west to Abersoch and the foot of the Llyn Penninsula..

  7. All Lots sold “Subject to Vendor Confirmation” will be subject to acceptance and confirmation by the Vendor. The highest bid will be presented to the Vendor, the Vendor will have to either accept, decline or make a counteroffer, within the confirmation period. Should the Vendor decide to make a counteroffer, then a private link will be sent to the Highest Bidder advising of the offer the Vendor is willing to accept. The Highest Bidder will be obliged to accept or reject the Vendor's counteroffer. The Vendor reserves the ultimate right, apart from the auctioneer, to accept and to decline to sell to the highest or any bidder, without giving any reasons.
