Location

Basingstoke lies approximately 45 miles south west of Central London and 30 miles north east of Southampton. Basingstoke railway station lies within a few minutes' walk of the property and provides regional rail services as well as regular direct services to London Waterloo with a journey time of approximately one hour. Wote Street is one of the main shopping thoroughfares in the pedestrianised section of the town centre. The entrance to Festival Place Shopping Centre is just to the north of the property where notable nearby occupiers include Burger King, Iceland, Greggs, Halifax, Lloyds Bank and Vue Cinema. Planning

The building has lapsed planning permission for the conversion of the first floor to five flats (Ref: 16/04736/FUL). We understand from the Seller that previous pre-application advice outlined that planning permission would be granted for a three storey building with the fourth floor set back providing 40 apartments with retail/leisure on the ground floor providing a total gross floor area of approximately 3,397.63 sq m (36,573 sq ft).
