The land includes two titles and extends to 0.99 acres in total, including hardstanding and some light scrubland. It is level, other than some remaining piles of hardcore. Services are available from the lane subject to the relevant permissions. The basin area consists of a winding hole to the north and a mooring area to the south, with space for multiple pontoons or finger moorings. The current owners have considered various options. Plans available in the legal pack specify eight finger moorings, two permanent line moorings, and two additional short-term line moorings.
The temporary fabric dam separating the wharf from a newly restored section of the Montgomery Canal (as shown in drone footage) has now been removed, so the canal is in water all the way to the Llangollen Canal. If there are no problems over the winter, the CRT hopes to reopen the canal for boat traffic in the Spring of 2023, thus connecting the wharf to the canal network across England and Wales and making it the terminus for the navigable Montgomery Canal until the next section from Crickheath towards Llanymynech is completed.
Crickheath Wharf is a well known landmark on the Montgomery Canal. It is set in a rural location surrounded by beautiful Shropshire countryside, close to the Welsh border. The hamlet of Crickheath is within walking distance, down the lane or the towpath. The delightful market town of Oswestry is less than 5 miles from the Wharf.
The site may be suitable for a variety of purposes subject to planning permission, including a boatyard, a hire fleet, boat sales, hospitality, leisure moorings, a chandlery, etc. Any business proposal would also need to be approved via an application through the Business Boating Team of the Canal and River Trust. The vendor has advised in good faith that there has always been an intention to permit a canal related business at the Wharf, and original agreements state that ancillary owner/manager accomodation may be included in any eventual scheme, subject to planning permission. The Local Plan broadly supports "appropriate regeneration schemes and tourism development proposals that seek to enhance the economic, social and cultural value of canals and heritage railways". When making enquiries into commercial viability it should be assumed that a licence fee or a percentage of turnover or mooring fees would be due to the Canal & River Trust, in common with other businesses on the canal system. Fees vary depending on the business use and land ownership. For more details see the Business Boating section of the Canal & River Trust website and documentation within the Legal Pack.
