Prime development and investment opportunities across South Africa

Business owners, entrepreneurs and developers seeking investment opportunities or premises for their own use will find a number of appealing options on BidX1 South Africa’s upcoming online auction on 6 November (2019).

In Vanderbijlpark, an industrial city south of Johannesburg and home to the largest steelworks in the southern hemisphere, an erf of 5 121sqm which is ideal for a mixed-use commercial/retail development is up for auction with an opening bid of R5.5 million.

Says MC du Toit, CEO of BidX1 South Africa: “With convenient access and high visibility to the nearby Vaal Mall, this sizeable vacant stand is well positioned in Barend Buys Street in Vanderbijlpark Central West.

“A further substantial opportunity for a developer is an incomplete five-storey, mixed-use commercial building in Elsies River bordering Goodwood and between the northern and southern suburbs in Cape Town  comprising four floors of residential consisting of 100 apartments (not sectionalised), plus ground floor retail. With an opening bid of R45 million, and a projected rental income of R850 000 per month, this brand-new upmarket development can be taken over immediately. It is just 10km from the city centre and accessible from the N1, N7 and N2 highways.

“Meanwhile in Uitspan Street right at the entrance to Vredenburg, a central West Coast town in the Cape which serves as the business hub of the local community and nearby towns of Paternoster, St Helena Bay and Velddrif, a well-maintained, modern property with 1 024sqm under roof on an erf of 1 368sqm is ideal for use as a factory, warehouse, retail or showroom.

“With an opening bid of R6 million, this was originally used as a car/boat showroom and dealership with workshop space. It has an appealing multi-functional architectural design and includes ample parking on site as well as offices, kitchen and ablutions. In addition, a fully fenced and gated adjacent commercial erf of the same size is available for purchase as an optional extra, which would allow for further expansion or development.”

In Waterval Boven, on the edge of the panoramic Highveld escarpment, about 25km south east of Machadodorp and a three-hour drive from Johannesburg or Pretoria, a large private game farm of approximately 718ha, situated in a Heritage reserve, is to be auctioned with an opening bid of R7 million. With spectacular views, abundant wildlife, fly-fishing, birding, magnificent walks and mountain biking, the property includes historical features such as an old Boer War Fort and Cemetary, four trout-stocked dams, five rearing dams and four natural fountains, one of which is used for domestic water supply. Improvements include a lodge and permanent residence site with associated outbuildings, and the farm has three phase electricity.

A fully-equipped guest farm in Montagu on Route 62 in the heart of the Klein Karoo features a four-bedroom detached house with silent generator, a 14-sleeper self-catering guesthouse, two converted one-bedroom stables, a one-bedroom cottage self-sufficient with solar panels and gas geysers, and two farm worker cottages. The lot has an opening bid of R6.5 million. The property includes a camping site with lapa, 2.2m game fence over 19km with jackal proofing and an abundance of water with three boreholes and two water tanks. The farm is stocked with various game including Cape Eland, Gemsbok, Cape Mountain Zebra, Springbok, Alpacas, Ostrich, Porcupine and Riverine Rabbit, all roaming free. All furniture, machinery, quad bikes and bakkie are included.

With an opening bid of R4.5 million, an apartment building comprising nine fully tenanted residential units in Edenvale in Johannesburg East is available for purchase. Edenvale is conveniently located about halfway between OR Tambo International Airport and Johannesburg city centre, some 12km from Sandton and 9km from the nearest Gautrain station.

Says du Toit: “This is an excellent investment opportunity with growth potential. Comprising low maintenance face brick buildings, there are six two-bedroom apartments and three one-bedroom units. These are spacious and range from 69 to 93sqm in size. Garages and carports are also available to tenants as per the lease agreements.”

In Erasmia, Centurion, with an opening bid of R8.5 million, a well-located 13.6ha prime development site also goes on auction. Erasmia is a residential suburb in the heart of Centurion which is midway on the route between Johannesburg and Pretoria. Adds du Toit: “Homes in this area range from small apartments for young couples to huge mansions which make for spacious family homes and gracious guest houses, so this is a very appealing development opportunity. Historically, proposed planning approval with council was undertaken.”
