Location

The level, irregular shaped site is located at the junction of Quartz and Brons Streets in Rustenburg Industrial, also referred to as Zinniaville industrial area, an industrial township approximately 3.5 kilometres north-east of Rustenburg CBD. The property lies adjacent to Tlhabane residential area and the immediate area is surrounded by industrial and residential properties. The property is accessed from Brons Street.

Rustenburg is situated at the foot of the Magaliesberg mountain range in North West Province. They largely rely on the platinum mining industry and thus most of the general industry in the town is associated with the mining sector. Mainly, due to the platinum mining industry, Rustenburg has experienced a surge in commercial / retail and residential developments over the last few years. This has resulted in some expansion northwards along the N4 on the perimeter of Rustenburg with a number of large retail centres having been developed as well as industrial / commercial and residential developments.

Accommodation

Main Factory / Warehouse Building

The stand has been improved with a large warehouse, a double storey office block, a single storey office, kitchen and ablution block together with a guard house. A large area of the property is currently vacant and could be suitable for future development, subject to obtaining the necessary permission.  

The large rectangular shaped factory is situated to the rear of the office block. The steel constructed warehouse comprising of two bays with good eaves height is constructed with a face brick plinth to a height of 1 metre with the elevations above being clad with IBR sheeting and inset with vertical strips of translucent sheeting. There are four large openings (no doors) on the west and east elevations with drive through circulation space.

The IBR clad roof has a monitor profile insert with translucent vertical upstands to permit the entry of natural lighting. Each bay has a 10‐ton crane (two 10‐ton cranes), an 8‐ton crane in one bay and a 5‐ton crane in the other bay, all on gantries. On the exterior of the western elevations of the warehouse is a large hardstand area of reinforced concrete. Internally the floor is of power floated concrete and illumination is provided by mercury vapour lamps. The underside of the roof has insulation.

Office Building

The modern double storey office block, which is air‐conditioned, is constructed of face brick with steel window frames under a pitched concrete tiled roof profile. The reception area is accessed off a covered entrance comprising brick columns supporting a concrete flat roof. The office areas are spacious. Internal finishes are of a good quality with the flooring being ceramic tiles, with painted plastered brick walls suspended ceiling with recessed lighting. The first floor is vacant and has no internal partitioning and the floor is bare concrete, except in the ablution and kitchen areas.

Office, Kitchen & Ablution Block

The modern single storey office is air‐conditioned, it is constructed of face brick with steel window frames under a pitched concrete tiled roof profile. The internal walls are plastered and painted with concrete floors covered with ceramic floor tiles. Ceilings are suspended with box mounted fluorescent lighting. Accommodation comprises offices, ablutions and a kitchen area.

Additional Works

Hard standing circulation, perimeter walling which is either of precast or palisade fencing, open parking bays, a guard house with two sliding gates on either side of it for access control as well as a weigh bridge located by the guard house.

A wide circulation driveway on the perimeter of the property comprising concrete interlock paving, perimeter walling which is either of brick or palisade fencing. A face brick guard house under a concrete tile pitched roof with a sliding gate for access control as well as a IBR on steel frame storage shelter with a concrete floor.
