Property description

The subject property comprises air rights above the existing building which comprises of 59 studio, one and two-bedroom flats which are sold off on long leases. The building and accomodation is finished to a good level of specification and the flats are well-presented.

The pedestrian entrance is from Staines Road West and this will be retained for the proposed development. There is a tiled floor in this area of the building and there are two passenger lifts serving the upper floors. The intention is that these will be extended to serve the fourth and fifth floors. There is a stairwell to the rear of the lifts which is used for fire escape purposes and access. There is a further stairwell on the eastern side of the building again for fire escape purposes.

Full planning permission (ref:21/01742/FUL) has been granted to provide a further 14 apartments, subject to a CIL of £225,655.91. The proposed development is to comprise the extension of the third floor and two new floors above the exisiting accomodation. The existing development was completed in 2016/2017 and forms an L shape with parking to the rear which is surface. The original building dates from 1975 and we understand that it has been assessed structurally for the proposed extension. The proposed extension will form a lightweight structure with the fourth and fifth stepping in from the lower floors to reduce the massing of the development. The benefit of the two new floors stepping back from the original building is that this allows for the fifth floor flats to have generous amounts of amenity space. A communal roof top terrace will add to amenity space for a number of the flats. The flats will provide eight, two-bedroom; five, one-bedroom and one, three-bedroom flat with five to the third floor; six to the fourth and three to the fifth floor. The flats will all be slightly different with some having en-suite shower rooms and others a single family bathroom.

Location

Sunbury-on-Thames is located in the Borough of Spelthorne, approximately 12 miles to the south west of central London, five miles south of Staines, seven miles west of Esher and 14 miles north of Woking. Nearby towns include Walton-on-Thames and Staines. There are good road communications, with both Junction 1 of the M3 and the M25 being within close proximity. Sunbury rail station is just a few hundred meters to the east and provides regular services to London Waterloo with a journey time of approximately 50 minutes. Junction 1 of the motorway is at Sunbury Cross, which was developed in the 1970’s to include several high rise commercial and residential buildings, and a shopping centre adjacent to a large Tesco superstore. This shopping centre is opposite Crownage Court and offers a good range of shops and amenities. 

The subject Property is located in a mixed use location and this is not unusual for suburban London. The immediate area is a mix of house types with the roads off Staines Road West being characterised by family housing in the main. On completion of the development we would comment that the flats will be in-keeping with the immediate area. Kempton Park is located to the east of Sunbury and provides recreational outdoor space and is famous for its racecourse which brings tourists to the area on race days. This provides a more open feel to the general area but retaining its location to central London for commuting. The M3 provides access to the south coast and an intersection with the M25 making such locations as Woking, Guildford, Farnborough and Leatherhead within commuting distance. We consider that as Sunbury is a more cost effective location this could be a draw for purchasers and the rental market alike.
