Location

Long Buckby is a large village lying about 11 miles south east of Rugby and 10 miles north west of Northampton accessed via the B5385. The village lies just to the east of the A5 and M1 motorway, which can be accessed at junction 17 (at its junction with the M45 motorway) and junction 18. Long Buckby railway station is within 500 metres of the property and provides regional rail services as well as direct links to London Euston and Birmingham New Street with journey times of 1 hour and 20 minutes and 50 minutes respectively.

The site lies on the south side of Bakers Lane to the south west of the village centre in a mainly residential area.

Planning

Outline planning permission was granted at appeal (subject to conditions) on 13/03/2017 for a 72 bed care home, 10 extra care units and 7 extra care bungalows. 40% of the extra care dwellings are to be affordable. The appeal reference is APP/Y2810/W/16/3159236 and the orginal planning reference is DA/2015/1098. The planning consent has now lapsed.

The site may lend itself to alternaive forms of development, subject to obtainiing the necessary consents. Previous applications have been granted for commercial development and we undersand that applications for residential purposes would be looked oin favourably by the Local Planning Authority and prospective purchasers are advised to make their own enquiries - West Northamptonshire Council (0300 126 7000) www.westnorthants.gov.uk

  7. All lots sold “Subject to Vendor Confirmation” will be subject to the acceptance and confirmation by the Vendor. The highest bid will be presented to Vendor, the vendor will have to either accept, decline or make a counter offer the highest bid within the confirmation period. Should the Vendor decide to make a counteroffer, then a private link will be sent to the Highest Bidder advising the offer the Vendor is willing to accept. The Highest Bidder will have to either accept or reject the Vendor’s counteroffer. The Vendor reserves the ultimate right, apart from the auctioneer, to accept and to decline to sell to the highest or any bidder, without giving any reasons.
  8.
