Parc Eirin is situated about 2.5km south of Gilfach Goch and 3km west of Tonyrefail, at the head of the Ely Valley.
Conveniently located just off the A4119 bypass, Parc Eirin has excellent road links to the M4 at Cardiff some 7 miles to the south as well as the Rhondda to the west.
The area is one of open countryside and rolling open hills whilst benefiting from close proximity to Tonyrefail, a village offering a number of primary schools, a High School, library, churches, shops, pubs and a rugby club.
The various site lie adjacent to the A4093, providing a link to the A4119 (Llantrisant, M4)and the A4061 (Bridgend).
More shops and services can be found at nearby Llantrisant along with the Welsh Blood Service, and the Royal Mint.
The immediate area comprises an open valley lying along the A4093, along which a number of sites have been released by the Welsh Government for new residential development, some now completed with one large new one of 225 low energy homes currently underway by a partnership of developers.
Development of this magnitude will frequently leave un-utilised areas of Registered land that is surplus to the development, comprising verges, long strips, Potential ransom strips, amenity areas and woodland which for what ever reason were not included within the scheme. The area is believed to exceed 20 acres with the majority lying alongside or close to the A4093.
The title plans within the legal pack identify the areas of hand which can be summarised as:
Areas D & E comprises a long strip of wooded land along the boundary between completed and underway residential development. Included is surface drainage attenuation pond, the lack of ownership of which has prevented the adoption of the estates roads. It is believed that residents may have encroached.
Area F comprises an area of verge land fronting a roundabout (A4093)
Areas G & H comprise long verges on both sides of the A4093 between three roundabouts including the boundary to the Parc Eirin Industrial Estate
Area I comprises two adjoining large areas of wooded land adjacent to new housing development with access off the A4093. This land in the past has held a planning consent for development but has been re designated as SSSI
Area J comprises a long potential "ransom" strip of comprising the boundary surrounding the Parc Eirin Industrial Estate, so affecting any potential for future expansion.
